John is a long-time member of the Association of Interior Designers of Ontario (ARIDO) and the International Institute of Store Planners (ISP). He also holds certification (#3055) with the National Council for Interior Design Qualification (NCIDQ).
At Bbuzz, the discovery process begins before the first meeting. First, we'll get a feel for your wants, needs and budget. We'll research the local zoning bylaws that will affect work on your new or existing home. At our first meeting, we'll present you with concepts based on our discussion and provide sound possibilities for future development.
The process of generating plans starts with a concept. This concept evolves through the design process. During that process, you collaborate with our design team to conceptualize a home that will meet your specific short and long-term goals. If required, we will apply for a Committee of Adjustment for a minor variance.
Once you are pleased with and accept the concept, the "working drawings" are prepared. These are the drawings used by the local building department to issue a building permit and for the contractor to price and finally build your home.
Challenge – This tired, small 1½ storey, two-bedroom home is located in a desirable Toronto neighbourhood. The Harlings purchased this home and wanted increase the house size with a rear addition and update the rest of the house.
Solution
•Maximized allowable lot GFA and expand into the rear yard adding a Master
bedroom and bathroom
•Provided rear direct access to the yard by way of a stair down to the grade from
the elevated main floor
•Kitchen, Living and Dining Rooms are now an open concept.
•Second floor bedroom rearranged and a dormer added to expand the room with
a ‘study’ alcove
•New, three-piece bathroom incorporated into the tight space.
Challenge – The Vardens wanted a large, covered rear deck so they could enjoy their magnificent garden, entertain and view the adjacent public park.
Solution
• Large covered deck built to provide protection from the elements
• Open sides feature built-in benches for entertaining large gatherings
• The roof support structure does not interfere with the useable deck area
• Deck and underside of the roof is stained creating a finished appearance.
Challenge – To rejuvenate this original two-storey c1906 Beach house that needed some TLC and adds a new kitchen with access to the back yard.
Solution
•Provided a more open concept opening to the Living and Dining Rooms of this ultra small house and renovating the Kitchen
•Create a new deck transition to the garden while incorporating the landscaping into the concept.
Challenge – The client had purchased a previously renovated house but wanted a more open lifestyle.
Solution
• Interior dining room and kitchen walls on the ground floor removed and the
structure altered accordingly
• Kitchen island creates a transition space between the existing open glass atrium
and the dining room. This now allows the client to easily entertain his friends
and clients.
Challenge – To renovate this large 1980s style, cathedral ceiling, cold bathroom into a more functional and warmer space.
Solution
•Replaced the existing vanity with two individual vanity positions with custom full
height units on one side of the room and create a custom make up unit on the
opposite side of the room
•Both sides of the bathroom now have additional storage capabilities.

Challenge – The Billingtons purchased this three- bedroom bungalow on a large lot and wanted to add a second floor, a three -car garage and extend the rear of the house by 16’-0” on two floors PLUS the basement. They wanted a large house that they could entertain their families. The husband also made furniture as a hobby and wanted to create a work shop in one of the parking garage bays.
Solution
Challenge – The client had been living in their existing, three- bedroom bungalow with two full bathrooms on the main floor on a larger lot for the past 16 years. The client has three teenage boys and a large extended family. They wanted to increase the width and length of the house by 10’-0” in both directions. They also wanted to make the front porch the full width of the house for casual gatherings. Visitors always arrived at the side door of the house.
Solution
•Increased the size of the house by 65% to the maximum allowable GFA for their lot
•Moved the main entry off the main street as most visitors used the side entrance that was located on quieter street
•Living, dining room and kitchen now part of a large open concept to capture the ‘loft marketing trend’ of open spaces
•Kitchen features an island in the centre of the larger kitchen that is surrounded by counters and an abundance of storage
•Enlarged powder room off the living room
•Bedrooms enlarged
•A pair of doors now separates the living and sleeping area wing
•The Master bedroom has a large walk-in closet and a significantly sized ensuite with ample daylight and views of the soon to be fabulous garden
•A shared bathroom for two boys accessible from their bedrooms
•Basement recreation room expanded and now leads to a new walkout patio for easier garden use.
•Other enhancements include a large basement bedroom, computer room, exercise room, art studio, laundry room, sewing room and larger cold room under front porch.
Challenge – To plan a two-storey addition on the side of this 100-year-old house and have it blend into the original style. The house had three bedrooms on the 2nd floor and access to the 3rd floor. The clients have three-year-old triplets and wanted them to have their own bedrooms. There was only one bathroom on the second floor. As a lawyer, the client wanted a main floor office, and a powder room on the main floor. He also wanted a deck off his office.
Solution
•Created three bedrooms
•Added a full shared bathroom for the girls
•Added main floor office and powder room
•Created a basement playroom under the addition.
Challenge – The young couple wanted to plan for the future family home. The 40- year-old two-storey house on a large lot had the basic components they needed. They wanted a lager eat-in kitchen, rear stairs to access a new family room and guest bedroom and ensuite over the double garage. A large Master bedroom and ensuite were also on their wish list. They could use an open office and laundry areas on the second floor.
Solution
•Principal rooms at front of the house separated by a large open geodetic stair
from the basement to the second floor
•Kitchen expanded with a wall opening to the existing family room. Both rooms
enjoy the enormous yard
•Main floor powder room reconfigured to be more efficient
•Double car garage extended and overhead door installed in the rear wall to
access the garden
•Large master bedroom and ensuite creates a feeling of a separate ‘wing’.
